Do Airbnb Hosts Pay Taxes in Mexico?
Yes. Rental income in Mexico is subject to ISR (income tax) and IVA (VAT). Airbnb withholds some taxes automatically on behalf of hosts, but hosts are still responsible for proper monthly reporting and declarations.
What Airbnb Withholds
Airbnb Mexico withholds the following on behalf of hosts registered under the Plataformas Tecnológicas regime:
- 4% ISR on gross rental income
- 16% IVA collected from guests and remitted to SAT
These withholdings reduce your tax liability but do not eliminate your filing obligation. You must still file monthly declarations and offset the withheld amounts.
Tax Regimes for Airbnb Hosts
- Régimen de Arrendamiento (Rental Regime): Standard deductions or a flat 35% blind deduction on gross income. Good for hosts with significant deductible expenses.
- Plataformas Tecnológicas: Simplified rates, Airbnb handles withholding automatically. Easiest for most hosts.
- RESICO (Simplified Regime): Flat rate of 1–2.5% monthly on gross income. Very low rate but limited deductions.
Monthly Filing Obligations
- ISR declaration: by the 17th of each month
- IVA declaration: by the 17th of each month
You can offset Airbnb withheld amounts against your monthly declarations, often resulting in zero or minimal additional tax owed.
What Expenses Can You Deduct?
- Property management fees
- Cleaning costs (with CFDI invoices)
- Maintenance and repairs
- Utilities (proportional to rental use)
- Platform commissions (Airbnb, VRBO, etc.)
- Property taxes (predial)
- Insurance
- Depreciation on furniture and equipment
Key rule: All deductible expenses must be backed by a valid CFDI invoice (XML + PDF). Keep every invoice — SAT can audit up to 5 years back.
Do You Need to Charge IVA?
Short-term rentals (under 1 month) are subject to 16% IVA. Long-term rentals (over 1 month) are IVA-exempt. If you rent through Airbnb under the Plataformas Tecnológicas regime, Airbnb collects and remits IVA on your behalf.
Foreign Airbnb Hosts
Non-residents renting through Airbnb: Airbnb withholds 25% ISR on gross income by default. Obtaining a Mexican RFC allows you to switch to the net income regime (deducting expenses), which can significantly reduce your effective tax rate. This switch requires registering with SAT and setting up monthly filings.
